October 2021 Market Report: Klamath County

The total number of homes sold in October saw a 12% increase over the previous month, with a 136 total homes sold. New listings are down, indicating low-inventory levels remain steady and the sellers market continues.

The average sale price this month fell just slightly, but the year-to-year growth remains significant at 24% over 2020.

The number of active listings saw the first decline since March, but is still the highest we have seen over the previous 12 months. New listings have also declined, reaching the lowest levels in 6 months.

The sold-to-list ratio has reached the lowest point in the last year, at just 95.8%, down from 99.1% in June, but it is comparable to the same month in 2020, indicating a very minimal decrease in buyer activity through the “slow” season.
